Agent

Site & market research

Before your team spends a day on a new opportunity, this agent gathers what is already known about the site, its occupiers and the surrounding market, and sets it against the deals your firm has already done. It hands the analyst a first draft with a source under every claim. The point is to reach a go or no-go conversation with the evidence already on the table.

How it runs

Step by step

01

Connect your research sources

We point the agent at the drives, folders and notes where your market research, agent particulars and completed deal files already live.

02

Agree what a brief covers

Your team writes the outline once: tenure, occupiers, catchment, planning context, comparables. The agent fills that same shape every time.

03

It gathers and compares

The agent reads across the connected sources and sets what it finds against deals your firm has completed in the same market.

04

It drafts the one-pager

Each section arrives written, with the document behind every statement linked beside it.

05

It marks the open questions

Where the sources are silent the agent says so rather than filling the gap, and returns the unanswered points as a list.

06

An analyst signs it off

Nothing reaches the investment committee until an analyst has opened the citations and approved the note.

The harness

Exactly what this agent can see, touch and change

The same five controls sit behind every Askollo agent. These are this one's settings — visible before you build it, not buried in an admin screen afterwards.

Context

What reaches the model

Analysts and acquisitions surveyors triaging inbound opportunities, and the deal lead deciding by Friday which sites are worth a visit.

Verification

How you know it’s right

Every claim links to the document it came from. A statement the agent cannot cite does not make it into the output — which is what makes the result reviewable in minutes rather than re-read end to end.

Who it’s for

Analysts and acquisitions surveyors triaging inbound opportunities, and the deal lead deciding by Friday which sites are worth a visit.

What you’ll need

  • Research and deal folders connected
  • An agreed outline for a site brief
  • Access rights set per team
  • A named analyst to approve

What you get

  • A cited site one-pager
  • A comparison against past deals
  • A list of open questions

What it doesn’t do

It works from what you connect and from sources you already hold a licence to use. It does not value a property, and it will not guess at planning status or title where the papers are silent.

How you get it

We build the first one with you

Not a template you configure alone. We sit with your team, build it on real data, and hand over the controls.

01

Scope

One session with the people who actually do the work. We agree what the agent reads, what it may write, and who approves.

02

Co-build

Built on your own data, not a sandbox. You watch it being made, so you know why it behaves the way it does.

03

Handover

You own the controls. Change the context, tighten the rights, move the approval gate — without coming back to us.

What it replaces

Parts of the work currently spread across the categories below. It does not replace any of those products outright.

Frequently asked

Where does the research actually come from?

From the sources you connect and any licensed feeds you already pay for. Every line in the one-pager carries a link to the document behind it, so an analyst can open the source and read it in context. If a statement has no source, the agent leaves it out and lists it as an open question.

Can it work in a market we have never invested in?

Yes, though the brief will be thinner. The comparison section leans on your own completed deals, so a first brief in a new market is mostly external research with a short comparison. As your team files deals there, that section fills out.

Who decides what goes in the outline?

You do, in the co-build session. We start from the brief your team already writes by hand, turn it into the agent's structure, then adjust it while you run the first live opportunities through it.

Does this replace our analyst?

No. It does the gathering and the first draft; the analyst still forms the view and the note goes out under their name. What changes is where their day starts.
